Accessibility statement

We aim for WCAG 2.2 AA. We are not claiming we have arrived.
Housing is not optional, so a website about housing should not be hard to use. We build this site against the Web Content Accessibility Guidelines 2.2 at Level AA, and we take that target seriously enough not to pretend we have fully met it. Automated testing catches about a third of those criteria; the rest takes people, and some of that work is still ahead of us.

What we have done
A contrast-audited palette
Every colour on this site was measured against the background it actually sits on, not eyeballed. Body text runs at 16.4:1. Secondary text at 7.2:1. Our brand teal measures 4.57:1, which clears the AA threshold for normal text by a hair — so we do not use it for normal text at all. It is restricted to large headings, icons, borders and rules, and links and small text use a darker step at 5.8:1 or better.
Keyboard navigation
Every link, button, form field and menu on this site is reachable and operable with a keyboard alone, in a sensible order. Focus is always visible — a solid two-pixel outline, never removed. A "Skip to content" link is the first thing you reach on every page, so a keyboard or screen-reader visitor does not walk the navigation again on each load.
Semantic structure
Pages are built from real HTML landmarks — header, navigation, main, footer — with headings in order and lists marked up as lists. Navigation regions are labelled so they can be told apart. That structure is what a screen reader uses to move around, and it is why the pages read sensibly with styling switched off.
Text alternatives
Photographs carry alt text that describes what is in the frame, written by someone who opened the file and looked. Decorative marks are hidden from assistive technology rather than announced as meaningless characters.
Forms with real labels
Every field on the contact form has a visible label tied to its input, and required fields say so in words rather than only with an asterisk. If a submission fails, the reason comes back as a sentence in plain English, announced to assistive technology — never an error code.
Layout that survives zoom and reduced motion
The site is built mobile-first and reflows down to a 390-pixel-wide screen without sideways scrolling. Text is set in relative units so browser zoom and larger default font sizes work. Animation is limited to small transitions, and it switches off entirely when your system asks for reduced motion.
Known limits
The parts we do not control.
The booking calendar on our contact page is a Google Calendar scheduling page loaded inside a frame. Its markup, its keyboard behaviour and its contrast are Google’s, and we cannot change them.
You never have to use it. Call (206) 330-4511 during business hours and we will book the same appointment for you over the phone, at no disadvantage.
The same applies to Zillow Rental Manager, where rental applications are handled. If any part of that process is unusable for you, call us and we will help you through it.
Still outstanding on our side

We are publishing that list rather than leaving it out. Until both are finished, treat this as a statement of intent and current practice — not a conformance claim. Accessibility on this site has not been audited or certified by an independent third party.
Tell us and we will fix it
A person, not a ticket queue.
If any page, form or document on this site is difficult or impossible for you to use, tell us. Say which page and what happened — even “the contact form would not work with my screen reader” is enough to start on. You do not need to name a guideline.
We aim to reply within two business days, and to tell you either what we have fixed or when we will fix it. If a fix will take time, we will give you the information another way in the meantime — read to you over the phone, or sent as plain text by email.
Requests for a reasonable accommodation in the rental process itself are handled the same way, on the same number, and are never taken through this website’s contact form.
