Most agents stop at the kitchen.
What it rents for
Not what a portal estimates. What units like it are actually leasing for right now, from someone who is leasing 50+ of them across South King County. That number decides whether a house is a purchase or a mistake.
Whether the lot takes another unit
Some lots have a second building in them and some do not. We look at the ground, the access and the utilities the same way we look at them before we build, and we read the current requirements where the property sits. Nobody quotes you rules off a website — including ours.
Hold it, improve it, or let it go
A house you already own is a decision, not a possession. We will tell you when the honest answer is to keep it and raise the rent at renewal, and we will tell you when it is to sell — even though only one of those two pays us a commission.

A price comes from properties that actually sold, adjusted for what makes yours different — the finish level, the lot, the parking, the direction the windows face. You get the comparables themselves and the reasoning on top of them, not a number handed down with a confident face.
Photography that earns the click
Every photograph on this website is one he took. A listing lives or dies in the first three frames on a phone screen, and a house shot badly reads as a house worth less. Time of day, which rooms lead, what gets tidied before the shot — that is part of the pricing work, not a step after it.
What to fix, and what to leave
Sellers routinely spend money on work the market will not pay them back for, and skip the cheap thing that was costing them offers. Having bought, renovated and leased this kind of property, he can tell you which is which before you call a contractor.
